You essentially over rehabbed the thermostat.

I am interested in buying a regulating thermostat for my rental properties. 

Hello, I have a 3 unit property, and I pay the heating on the property I do want to upgrade the thermostat before the colder weather which is recommended heat only I have radiant heat I looking for thermostat that I can lock the temperature tenants cannot raise the temperature.

What home automations (wifi door lock, smart thermostats, etc) are your favorites?

It has steam heat and the thermostat is in the basement in the next room over from the boiler.

One thing people failed to mention is that alot of new thermostats can be accessed remotely and alert you when the in unit temperature drops too low.

Property manager here, but I feel like I can add a little value here: We use Lynx for the home automation (locks and thermostats, pool heaters coming soon). 

Turn the thermostat to 85 degrees make sure working properly.

Make sure the thermostat is in your living area.

Other than the door being destroyed, the tenant purposefully destroyed all of the blinds, dumped rice, confectioner's sugar, and pancake mix everywhere in the apartment (carpets, yuck), and turned the thermostat down on the refrigerator so everything would spoil.
