@Brandon Green - if you "set up a S-corp holding company that owns the LLCs holding the rental properties", and both are passthrough entities, and sell property, wouldn't the money pass to the S-corp and trigger the unfavorable conditions?  

Another cheap "amenity" I included was a high quality putting green matt (6x12) I bought on Amazon for $350.

Maybe 6 or more months ago David Greene had someone on the BP podcast talking about mid-term rentals for travelling nurses and that's exactly what they did.

I actually ended up doing what @Jonathan Greene suggested just for the sake of being cost effective at this moment.

If so, that may be a turnoff due to cost to keep it green. 

Now we use very green no scent cleaners.
