I would hire process servers to serve notices, as these tenants sound unstable and possibly dangerous  If the pregnant GF is not on the lease, she is an unauthorized tenant and needs to leave.

Spider Oak is awesome as well for backup.I personally use a network attached server (NAS) device with redundant RAID backup.
