My accountant's office called me the other day and let me know that I could amend my 2022 tax return and claim losses due to Hurricane Ian to a primary residence property and a investment property. 

You have to have exit values of single family homes high enough where build cost can work.

Obviously it is always a good idea to respect folks time, but find someone who also has skin in the game, investing where you are investing, can talk about their experiences, and also has built a network of folks who can support you after the transaction as well. 

You will likely need financing to scale (especially to scale quickly), and investment property mortgage will not be cheap or even available with poor credit. 

I jumped into Creative Finance because did not have funds to invest but wanted to make things happen regardless.
