A DSCR loan will be based on the rents of the property vs the mortgage and does not take into account your personal income and debts.A vacation home loan will require that your personal income is enough to support the home and other mortgages or debt you have. 

What additional services or support, beyond financing, do real estate investors value when working with a private or hard money lender?

It is our best interest to help support the investor to be successful -- we are not here to sell 1 deal and be done, actually in many instances we've helped newbie investors become full-timers.  

If you have ample time and want to be hands-on, I’d recommend choosing a market that interests you and building a team—including an agent, contractors, and a management company—to support you throughout the process.However, if you’re busy and don’t have the time to manage all these aspects, turnkey options might be a better fit.
