The property is all around new construction, so the ceiling height is something that will need to be remedied in order to sell at that price point.

Looks like I need to instruct my rehabber to give the interior / exterior a 1:1 ratio bleach to water washdown before the new roof is installed, or to hire a mold remediation company to do the work.   

In Minnesota, there isn't even a redemption period when you default on a Contract for Deed.In Wisconsin, each of the remedies upon default actually give that to you.

Needs to be gutted, needs new roof, new hvac, new windows, new drywall, fix water damage throughout, rebuild an addition, add a garage, add a 2nd bathroom, new flooring, new kitchen, new appliances, paint, landscaping, redo driveway, redo layout (used to be a triplex but is now sfh), remediate sinkhole, replace asbestos shingles with siding, upgrade electric from fuse box, replace cast iron pipes throughout, put in a pool. 

Sinkholes or remediated sinkholes can cut the value of a property by 30-50% so make sure your bases on covered on the sinkhole status of a property!

Glad I got several estimates because for my situation, the one pier remedied the problem.
