It is cheaper, in general, to sub out like you say but if you have no experience sequencing the work and talking to subs you may be scarring them off.

My experience in Massachusetts, where it took nearly a year to evict a non-paying tenant, has made me more selective about the locations I invest in.I am looking forward to learning and sharing insights with this community!

I never recommend to my clients to be the ones to deal with the tenants unless they have the experience.2.

It means that in my 15+ years of experience as an insurance agent this is the correct way to do it. 

Thank you  The good GCs charge 20% but this does not equate to your savings because the GC will have better contacts, have namer experience coordinating contractors, be more familiar with permit process and expectations of the inspectors.  

Overall the best way to start learning is listening to podcasts and reading books.
