I just feel like I am being punished for being a good tenant.Can someone guide me?

We've  hired an attorney to file an unlawful detainer.

We've had it in our primary for 5 years, with 3 little kids punishing it hard, and it has held up very well.  

Maybe we are glutens for punishment, but we are ok with doing it again.

You really want to get a property manager if you can’t keep up on local laws…that’s half the reason I use one  (along with screening and avoiding discrimination lawsuits)1) you only need an addendum that says effective this date the lease will be extended until x/x/x (or will become month to month) with the following changes…the rent to be $xxx, and this and that. 2) BUT, if you give a 45 day notice it will either be unlawful or more likely just ineffective/unenforceable as you are required to give 60 days notice of any rent increases in Nevada.

And in my opinion tenant unions are more about punishing that then it is about protecting tenants from slumlords.   

Its just teaching you about the laws, regulations, and some fundamental terms (so you can understand the laws and regs) so that the powers that be can give you a stronger punishment if you mess up. 

I just don’t want it to also punish the foolish.

Instead of a "punishment" for month to month. just depends on the approach you want. 

If she doesn't, I would tell her she can leave without punishing her for breaking the lease early.
