It sounds like even a private lender (unless it's like your rich grandma or something) would probably balk at lending to someone with your personal credit profile.

(...and I need to update that profile pic as it's about 8 years old, when I was still a young 39 1/2!)

I posted a rental and got a lot of responses but almost none had filled out a profile.

I list my rentals on Zillow, and I have an agent profile on there, but I dont use any of their other services. 

I suspect that as part of what is considered in doing a full blown appraisal, your overall risk profile and DSR (Debt Service Ratio) will be looked at.You have to be careful about your assumptions and ensure that the stuff you're adding to your portfolio is capable of producing the income where that looks favorable, especially if you don't have other earnings (or much of them).

Just having a Zillow account won't generate leads - you need to get 5 5-star ratings to boost you profile and make sure you are quick to respond to anything that does come through. 

You may find your properties right there.If you fill in your profile with experience it will help others help you better.
