The homes selves also tend to depreciate and not appreciate so you could find yourself overpaying. 

Many duplexes are  built this way in North Jersey but legally converting them tends to be an up hill battle.

Before I started out a decade ago, I tended toward books and information. 

So if “they are never late” and they are late, we will tend to roll with them to try to help them out if the reasoning makes sense.

Tenants tend to back down when they see you can't be pushed around.

Same goes for number of LLCs and what to fund them with, since bear in mind that CA tends to be more cumbersome and expensive to have LLCs than other states.California is generally more cumbersome than other states when it comes to taxes and filings.

Summer time, rates are higher as these guys are busy, so they tend to throw out big "if they pay great" numbers to control their business flow.I agree, if it's there and it was working, it needs to be fixed.   

And yes I tend to do that sometimes... start with just one question and then think of a second one while the fingers are doing the typing!
