With a moment to reflect and the opportunity for some hindsight, I don't think I would call any one of my deals thus far a complete home run with respect to gaining immediate equity or monster cash flow.My first deal is probably the laggard of the bunch.  

at least in our state were DEQ is a monster to work with if your systems fail

Add in equipment financing, truck financing, etc., and you'll see why I consider your emotional, non-business decision making as an 'unforced error'.

Yup packages arriving that don't need signature can be problematic, above post is good thought about weight,, have tenant call sender and report it to the sender that received only partial contents, could the sender maybe be sending in 2 shipments and this just a partial shipment.Advise tenant not much else to do than require signature required on packages or have them sent to their job so they can take delivery there.This is a huge issue all over the country, people watch delivery trucks and simply rip off what's been delivered to the door step. 

(happened to us) plumbing is all plastic now and it's easily crushed by concrete trucks or digging. 8.

One think I want to leave with you is that last year during Hurricane Matthew, we actually had a potential tenant go to the property (I asked why they went they were board and wanted out of the small apartment they were living in and had a large truck).

It cash flows like a monster and it doesn't cost much to acquire.  

We aren't going after the really big monsters of buildings, price above $1.2M to about $6M so we stay out of the way of the the big boys and can find those poorly performing mom and pop buildings.
