As mentioned, any lender is going to require experience of the folks doing the work, that property is their collateral, so how would they know that a music teacher or IT engineer can hang doors that close, windows that open, cabinets that won't fall off the wall or that a ceiling won't fall in?

Surely you would consider these things more than a "shiny object of distraction":-Extremely rapid population growth-Extremely rapid income growth-Growing tech sector-Concentration of educational institutions-High quality of life (high scores for food, weather, leisure, music, parks, etc)-Relatively low cost of living (compared to other high-income metros)Underwriting with appreciation and rent growth in Austin is not speculative.

Noise from poor acoustics has caused problems mostly for the lower unit tenants (from impact noise such as from tenant upstairs walking and airborne noise such as talking (yelling sometimes), music, tv, etc) and has caused tenants to want to move out due to the noise issue.
