Depending on your state, many have local lenders that will go up to 100% LTV. 

And don’t sleep on local banks or credit unions—they sometimes offer flexible portfolio loans that could work for a deal like this.Since your wife qualifies as a first-time homebuyer, check out any state-specific programs or HUD options for down payment assistance.

Find a deal that meets that criteria and talk to local hard money lenders.

In any case, I thing your investment are pretty solid and should earn you something between a decent return all the way to a spectacular return depending on the local economic situation.
