I have a licensed GC who focuses on concrete/masonry who's done satisfactory work for me.

Pulling permits, hiring licensed contractors, being someone anal about the carpenters/cabinet installer/tiler/painters work.  

I don't want to say I have knowledge like a professional but I have been learning about real estate for two years now and was considering getting my license I had taken those courses but some things happened and I ended up not getting it right now I want to start with wholesaling real estate for other personal reasons to get a head start on experience.

We have a commercial license, not residential.  

I'm not licensed in Texas, but it sounds like your recourse is with the seller and not the tenants.

This is also why its important to keep rental licenses active.

Some people think non-admitted means not licensed, and that's incorrect.
