I wouldn't touch a condo if it had a 29% cap rate, without 51% ownership of the entire project, they can just vote you out of the rental business and many if not most do.A SFD, 1-4 is the best place to start, especially if you're not a fix it guy.Buying your own home first can be the best move, it gives you something to leverage at much better financing opportunities, but can't say always for everyone.Students are a great market, but you need some personal leadership styles to bring authority and to young folks who get out on their own for the first time, a bit like being a frat brother and dad at the same time.

I am very tempted to dive into commercial multifamily but seems like we would have a hard time qualifying due to lack of experience and being on the bottom of the totem pole in that marketplace.
