LTR is so much easier but usually a lot less cash flow as well

If I was starting out today I imagine it would be much worse, the result of (mis)information that is so prevalent and readily available on social media.

As far as cash reserves go my mentor and I would be using a cash partner to fund the deal.i have little in my own bank account at the moment. 

This takes a lot more time but is so much more rewarding now that I am in control of the VAs and the outcomes in my business.

Private money is so much easier to come by when you have a record to prove your abilities as an investor. 

Find one that meets your needs as far as flexible pricing, no high volume minimums if you're just starting out.

As far as the other property, my ultimate desire is to build a duplex for rent.
