I have analyzed the effect of the reset in year 11 at various interest rates (i.e. 7%) to see what the I/O and PITI payments would look like and they are not too bad, but certainly far greater than the PITI payments today.

Ideally she needs an android or ios app with cloud sync to desktop that would allow her to enter her daily expenses and also register contacts, appointments, register by value potentials, register confirmed deals with expected pay out dates and therefore be able to run reports and track her expected payouts against the dreaded known expenses (rent, mortgage, medical etc).

Additionally, I buy and fix to rent, so this adds equity, which I could use later to my benefit of refinancing in year 12 of a 15 year IO loan.It would seem that this would provide maximum cash flow early when it is most needed for re-investing, repairs, etc., then a refi long before the balloon due gets me out of hot water later, or the P&I payment schedule is accounted for in the numbers up front, and I just accept lower cash flow later on.Looking forward to your thoughts!
