It could be interpreted as stuff you add to tenant-proof the property, processes in place that make your BRRRR go by more efficiently, or additions that make your property stand out relative to other rentals in the area.

I'm not saying that I personally agree with that cynical interpretation, it just is what it is.If you want to present an offer, and don't have a Realtor, write it up in an email outlining your offer and send it.

They interpret small issues(you forgot to take care  of) on the report as major roof repairs and back out of the deal because they are first time buyers.

So when I sense they're getting emotional or after they think they're an attorney because they spent 60 seconds on Google, I will call them up to calm them down and smooth things over.I have gotten angry once or twice via text and as soon as I sent the message I have told myself, okay I need to jump on the phone with this person.Keep in mind tone can be interpreted in many different ways when you're just reading it and not hearing it.
