There are many events that happen all throughout Texas whether that's just local meetups or big conferences.

Go to networking events and be intentional about who you're looking to meet that day and what kind of value you'd like to add to them.

Use those tools they will play nicely in this industry as well.If you ever want a Hard Money tutorial or tips on markets or how to identify a good project then just PM me.

Local industry groups or events are great places to start.

Sean,I have had some good exposure to larger commercial/industrial deals but would like to start investing on my own for small multi family properties, ultimately end goal is to build a portfolio that can someday support my retirement, provide flexibility for my family, and create something that I can work on with my kids to show them the power of real estate and entrepreneurship and hopefully someday pass down to them. 

We are currently considering a wedding/event venue for that purpose.

Let’s say you have 4 acres of industrial zoned property with a 20k sf pemb.

If you have not yet I would suggest to use eventbrite or meetup.com to look event in your area.

I had a client who found a fantastic piece of land this way; he started chatting with someone at a local real estate event, and boom!
