It's true in some cases but it ignores the 2 best opportunities for smaller investors that have the luxury of cherry picking:1) Stuff that doesn't fit their model.

Ok I have a question maybe some 1 here can help me and tell me if anything could be done I bought a duplex out of state very happy w my purchase But one of the things wasn’t done during inspection of the house that I asked them to complete and they said ok It’s on paper I asked my Realestate agent if it was completed and he said he didn’t check and that he trusted the other Realestate agent We come to figure out that what was promised wasn’t done I am trying to contact both agents and they are ignoring my call and e mail how should I proceed ?

They do not want to put anything in writing so they can claim ignorance later on.

McGivern,Regarding your story of April 26, 2018, you only showed one side of the story and completely ignored the other.Where does city council speak with these heinous "flippers"?

Resources like this are too great to be ignored!

People today that say they just want to rent are ignoring the opportunity cost of not taking advantage of these realities. 

I am 99% ignorant of real estate investing so I welcome advice and insight, especially on the massively expensive market in the DC/Baltimore corridor.

"You would have to ignore the entire description"  Yeah you would and a lot of people do unfortunately, I could see this being the case especially with a single family home where it is far more expected for a landlord to allow pets. 

Or they can ignore your offer.Some people wont put a cap on their escalations at all.Also the fact that you are escalating over other offers, does not necessarily mean you will be the winning offer.
