I am not pinning payments on pet owners, I am just saying it's a high reality that there will be things replaced because of a pet, more specifically a dog and often times repairs often exceed that of what the pet deposit is, but if you intend on wanting to replace anything there is no harm done because it is better to do what you need to do rather than want at least in my area.

We haven't had any tenant who didn't smoke inside once the weather got bad, no matter what they promised at the start.Also, people who smoke have a greater likelihood of taking up other addictive habits as well.... drugs, gambling, etc.Here's a copy of our No-Smoking policy, which has worked well for us:NO-SMOKING POLICY.Tenant acknowledges the premises are designated as smoke-free and agrees not to smoke and will not allow any of their family or guests to smoke on the premises, either inside the unit or outside on adjoining grounds.Tenant agrees to abide by this no-smoking policy.This includes smoking tobacco, marijuana, any other substance, and vaping.

Now she is calling/texting/emailing every contact for us, now saying her 80yr old dad (she is mid 40’s) can cosign and emailing his credit report, drivers license, trying to set up two half hour showings to see the home again tonight…Last time was a felon (for several things like weapons and bodily harm) who for MONTHS was trying to see a house we were attempting to get rented during a Chicago winter.
