Make sure you understand the monthly deductible, and that the rent and maintenance guarantees don't kick in right away. 

Go to the website of some large hard money lenders and you will often find a link that says “Affiliate.”

There is low vacancy rates, guaranteed rent, and they stay for a longer period.
