There are plenty of rules when doing this but it's covered in depth here on BP and there are many experienced investors that can offer advice.

So many variables and depth of information that is involved in these transactions

This makes us take on higher risk.When the tenant doesn't pay, we hate the idea of losing rent so we let them stay and hope they pay as promised.When the cheap contractor doesn't finish the job or doesn't do it right, we hate to lose what we've already invested in the project and hate having to pay even more to do it right.When I knew the house would be a loser, I doubled down like a gambler when I should have walked.Don't let loss aversion make you risk tolerant!

Asset protection is more in depth in estate planning which is a legal specialty with Trust attorneys.

It seems like wholesaling is a great way to start in RE investing so I'm looking into the strategy in depth.

I agree, it's nice to talk to people in the area (although there is an amazing depth of knowledge on here from all over the country!)

I'm not going into a wasted depth of reasons as it will not be found by others searching for seller financing issues.

I didn't get a chance to talk to everyone in depth given the numbers that turned out but there will be other opportunities as we plan on continuing these on a regular basis.

I will look things through in more depth and see where the differences are.
