There is no shame in owning and operating housing like this because you are helping people that most landlords turn their noses up at.

Infamous local hooker “no-nose” was in my Building.

I usually go back to the property for a weekend to check out the property after the outgoing tenant moves out and to hand over the keys to the new tenant.Sometimes I end up paying through the nose to get simple issues fixed because I can't be on site to deal with them, but it's still cheaper than paying a property manager for all the months when there are no issues.

Every plan sounds great until reality punches you in the nose. 

Once Kck has their nose in something it will be an uphill battle to win them over.

I like using it for my reserve requirement when possible because it keeps their nose out of my bank account because they always have too many questions about "what's this 20K wire out" or " where did this 15K incoming wire come from (my other account haha)".

We all know California is a little hard nose with their tenant laws I don't want to give you advice that may not be correct.
