I believe because of the corona virus that reserves like 401K, IRA or anything attached to the stock market you know can only use 70% as opposed to 100% Also, private lenders, portfolio lenders and HML will have their own criteria for cash reserves.

I dont have the first clue as to how to obtain one at a clerks office, and now that corona virus seems like it is sticking around for awhile I dont know the process during these times.

While I wouldn’t say the dust is totally settled from COVID I believe there’s much more clarity on each universities counter measures to the virus and you can gameplan based on that. 

If some bigger established locations haven't dropped their price much and aren't suffering from higher than normal vacancies, then the virus may not be your problem.Also, you specifically say college renters.

We had one off Chesapeake Blvd last year that was always booked even when the virus hit.
