I just spent a week fishing north of Bozeman and the average sale price for an SFR right now in Bozeman is 500 to 700k which is a city house on a city lot.. 

If you go to a pacific base buy an offshore fishing boat or a Harley. 

I've also experienced this in our market (I'm a broker) and I suspect it has to do with the reverse repos happening which are unprecedented ($4 trillion a day I believe or in a day that happened once or something like that - was nuts).

I lived in two different apartments on Ocean View, one by the fishing pier (these were technically considered townhouses I think) and one on the other end close to Little Creek. 

If so, you could purchase something for $2.2M ($1M down, PITI at 3.1% for $1.1M would be ~$7k/m, rent inlaw unit out for $2k/m so your nut is $5k/m) or purchase something for $2.5M but you'll need at least a 3bed unit (PITI would be closer to $9k/m but if you can rent out a unit for $4k/month, you're good).
