I want to paint the tile white and leave it alone but that doesn't help me with the fireplace flue that is still sticking out of the wall.

I was rehabbing one last February and we had to bring in heaters and light a fire in the fireplace to get the mud to dry.

Wayne,I should also note that the home is in a desirable area and is basically rehabbed minus the flooring, baseboards, an A/C unit, and finishing repairs of the 2 fireplace chimneys.

Tons of fees like extra for pets, extra for guests, extra for charging etc and stipulations like no fireplace use, no parties, no whatever.

Oh, and the “constant fire in the fire place” aka the pilot light.
