If you can cover that $155/month out of your personal budget and rental income from the other half of the duplex, you might decide it makes more sense to keep your first property running at a small loss for now and reap the other benefits of real estate: principle pay down, depreciation, future rent increases, etc.Especially when you look at what it'd cost you to sell it at this point.

I am sure 99% of people on BP are ethical - however, you never know and someone can swoop the deal from right under your nose.2) I think $160,000 is personally a little bit high for that property.3) Alot of the basements in Allentown built in that period are not ideal for another unit.You may be to fix it to add additional square footage; but not another unit.

Based on “substance over form” principles, it ruled that the IRA did not really own Roth Inc for two main reasons:• The IRA’ were exposed to no significant risk; and• An independent person in the IRA’s shoes could not realistically have expected a benefit.Since the IRA did not really “own” Roth Inc, the income really belonged to the taxpayer – and putting that money into the IRA resulted in a taxable “excess contribution”.More specifically, the court held that a $500 investment, absent any other significant risk, does not give rise to any real risk for the IRA.
