Not sure if this is hypothetical or if you are involved but there may be several separate transactions—a separate land lease for the refinery equipment, a lease or possibly transfer of mineral rights to a third party or an oil company and the actual sell of the land.

Not having the proper equipment or access to materials to do the job.

Thanks to you guys I believe that I am now more equipped to make better decisions in terms of choosing my next agent etc. 

I know the client that I'm working for is going to have about a million dollars worth of equipment, if the Landlord doesn't pay his taxes or gets sued and doesn't have their business structured properly he's going to have to relocate.

Overall, though I think most property management companies are not equipped to handle AirBnB.One article I read years ago (prior to AirBnB) was about super-economic motel chains in Asia where each "guest" rented a recliner with a blanket and got a pair of ear plugs and an eye mask.  

Equipment (either personal or for the business)?

Getting licensed as an agent and as a GC does not really equip you with any meaningful skills; the real learning starts after you have the credentials.

NOT trying to advertise or market here, just equip to explain and facilitate your math of things. 

From there they learn and adjust or in some cases give up but at least we're equipped with a reality check at that point. 

Or do a full refinish yourself with rented home depot equipment for a few hundred more.
