I think this sounds like a bit more of a realistic than UPB, which for a non-performer could be enthusiastically high.  

I started listening Brandon’s podcast, webinar, and watching his videos, which are all very educational and constructive (watched also Cardone, Clayton Morris).My 23 year old son who is finalizing his masters in cyber security, has also developed a strong interest and is very enthusiastic about this opportunity for growth.My husband and I are still working (W2) and we have our primary house on Long Island N Y. and a rental vacation property in Florida.

Any additional information or strategies you would like to share to help out an enthusiastic new investor would be greatly appreciated.
