Should i work with my dad on a property in Miami and if so what type, single family, multi family, short term vacation rentals, or commercial?

I can't fix it if I don't know it's leaking because I don't want to inspect your apartment every single day - you're renting a space for quiet enjoyment....that includes not being bombarded by the landlord daily. 

I copied this from the Chicago RTLO which is attached to the CAR lease:-Before a landlord can deduct expenses for damages from the security deposit, the landlord must provide the tenant with an itemized statement of the damages within 30 days of the date the tenant vacates the dwelling unit.

Not a day goes by when a vacation rental investor does not ask: "How accurate are AirDNA rentalizer estimates and projections for short term vacation rentals?" 

Sit back and enjoy the fruits of their labor. 

My neighborhood is thinking of no longer allowing vacation rentals.  

I personally never hear stories of the turn key provider spending extra sound proofing between units or investing in better quality fixtures or other high touch building materials so that the end buyer can enjoy reduced maintenance costs and better tenant engagement.
