I have used closed cell foam on one of them, back when I started. 

 $8 million ($6 mil after tax) can provide a nice  nest egg.  

Eventually you'll build up your own nest egg and you can plow that into long term investments.

Renting a unit in a multi may not be as attractive to vacationers unless your market is conducive to short-term stays or other conventions.Ideally, a four-plex in a vacation area can be used nicely as a mix of Airbnb and annual so you don't put all your eggs in one basket.

I feel like you should definitely still be looking for growth, but also that you should be looking to diversify as well so you protect the nest egg.

You're right at the time of life (and you've done an incredible job of putting together your retirement nest egg) when some repositioning is called for. 

Good job with the savings and wanting to get started, but don't feel like you need to plunk your first nest egg right into real estate.

Get a loan (with a lender with more than 2 brain cells) when you buy again like the rest of the country and leave this one alone.
