This probably sounds a little like wholesaling or being a Realtor, and it is.If you don't want to spend $1,000's to build this out and take on the associated tasks, there are other, more cost effective, options.I'd recommend looking for potential deals via free (or low-cost sources) i.e. local meetups/networking, Courts (probate & lis pendens lists), Realtors, Wholesalers, properties for sale online (especially those with 90+ days on market), etc.All the best!

The agreements I've seen basically say you are guaranteed nothing, you could lose all your money, you might not be paid on time or ever, you can't rely on any representation made by the GP, you have no control over the operation and other terms and disclaimers to that effect.

Do you frequently require subcontract and vendor engagement (lawn care, snow removal, building maintenance, management company etc.) and if so, do you sign contracts and require that you are listed as additional insured on their insurance policies?
