Both are very affordable, have good rents and strong, diverse economies.

Hopefully we can get in with a diverse team of individuals on a regular basis.  

My experience is diverse with both hands on, I gutted the upstairs of my current house (My First) and I feel as though I did a fair job with it, and in a few years will likely turn around and use it as a rental. 

Although I'm unsure of the specific niche I'll be assigned to, the group handles a diverse range of matters (construction, development, zoning, financing etc. etc.) for some of the biggest players in town.

I am moving in that direction and also looking into crowdfunding opportunities- which might interest you as well- considering the ability to invest relatively smaller sums in diverse assets.

As for the sub-market selection, here in the Orlando/Polk County area where I am looking presents the same types of diversity in which you speak of.
