@Pat Brown Yes there's risk in the market going down as others have mentioned, but a disciplined investor takes the risk into account to determine if the potential return is investable.

I am trying to pay off the 25K in 15 months but if not, i can just transfer to another card.Of course with this strategy you need to be very organized and disciplined or you can get yourself in trouble.

So to get back to the OP - I would say  using credit cards is a strategy that can be very productive and useful but you MUST BE DISCIPLINED with them (those pesky interest hikes and penalties can kill go), you must have a plan B for if your real estate flip or rental rehab spirals out of control and you can't get it (a) done in time before those credit card fees kick in and/or (b) you don't appraise for what you thought you would when you want to refi (and then pay off the credit card).

Having the discipline that you had to save for those two years may be the answer to how to come up with the 25%, unless you get a hard money loan, private loan, HELOC, cash-out refi on the single family, etc.

Whereas if it was local it would ruin my whole day because I would go to the location and be yelling at people and/or getting yelled at or trying to solve whatever the crisis is.Now I have the discipline to hire a full team and property managers to handle all the "less essential" business aspects so that I can focus on the more profitable tasks - that is finding and putting together more deals.
