Without me really crunching the numbers I would say that getting the deal 100% financed with only a $30k margin doesn't seem likely, but I'm not familiar with the Winston market.

That's why the returns always look so good on low priced properties, the increased risk that comes with more drama at that end of the market makes it attractive if you have a strong stomach, thick skin and like roller coasters...Certainly crunch the numbers on your prospect properties, but also overlay things like safety, quality of local schools and overall appearance of the neighborhood, (the things that responsible people care about).

Basically it just comes down to a lot of number crunching and assumptions that are obviously the most accurate with a lot of thought and study put into the options.As far as there being a lot of rules, I agree, but if you put your mind to it and with resources like BP they are not that hard to learn.
