what up BP family, im in socal and im just wondering if anyone has any info on buying multi fam deals in GA...i hear alot about people from so cal investing out of state has anyone had good luck in GA??

C'mon y'all.  I'm not selling anything, but you have to look at the big picture.   City of Atlanta is projected to grow from 470k to 1.2 million in 20 years.   Billions are pouring into the urban areas of Atlanta in terms of infrastructure -- transportation (including beltine),  enormous commercial rehabs, and new construction of multi-purpose. 

Atlanta is has been recovering well, but still lags Denver, Austin, Houston -- it's peers.  There's also tremendous, sustainable momentum here that will soften any market correction.  

If you're looking at pure cap rate, Atlanta is going to work.  Smart money knows what's happening here and is pricing in the changes.
