It appears as if they can require you to get all the neighboring property owners’ consent for ANY exterior improvement, modification, addition, etc that requires a permit (i.e. a fence, spa, roof, porch, steps, etc) - even when these things are in your private backyard.

I do no know if a landlord has the ability to decide to withhold the security deposit for rent without the tenant's consent / direction.

Much easier to get good at Airbnb by either buying a property or renting a property on a long term lease and then Airbnb it (with landlords consent of course).
