Listing agents act like it's an act of charity to accept an offer with reno financing, so it "had better" be the highest offer, or the agent might just "misplace" the offer without even presenting it to the seller.

Unless, of course, you want to run a charity.  

I haven’t looked in the last few years because my path has taken a different route but I know when I looked it was illegal unless you were specifically licensed as a sober house, charity or some other organization.

For some investors, supporting specific charities or religious organizations may not align with their beliefs.

Unless the tenant is an absolute horror, we try to help them get charity help, etc. to avoid having to evict them.  

I would talk to Dept. of Family Services or local charities to see what they offer for rental assistance.

Not running a charity?

The signed lease.As far as the "psychology" goes, I might pay their gas bill all winter as long as they're not running the furnace with the windows open and chalk it up in my mind to charity plus a "lesson learned the hard way" about not getting proof the gas bill was in their name. 

I would personally donate 25% of the net to God, 25% to charities/family, and use the first mill to pay off all debts then go buy/build my dream apartment complex.
