Listing agents act like it's an act of charity to accept an offer with reno financing, so it "had better" be the highest offer, or the agent might just "misplace" the offer without even presenting it to the seller.

The signed lease.As far as the "psychology" goes, I might pay their gas bill all winter as long as they're not running the furnace with the windows open and chalk it up in my mind to charity plus a "lesson learned the hard way" about not getting proof the gas bill was in their name.

I would personally donate 25% of the net to God, 25% to charities/family, and use the first mill to pay off all debts then go buy/build my dream apartment complex.
