The signed lease.As far as the "psychology" goes, I might pay their gas bill all winter as long as they're not running the furnace with the windows open and chalk it up in my mind to charity plus a "lesson learned the hard way" about not getting proof the gas bill was in their name.

I would personally donate 25% of the net to God, 25% to charities/family, and use the first mill to pay off all debts then go buy/build my dream apartment complex.
