Unless that fund is tax sheltered and you would have to pay a penalty, you will immediately have an effective "return" of the amount you are paying in interest to the CC and car loan.

I have another SFR that is around 107K balance on mort. is 49k FICO of 664 but i racked up 25K CC debt rehabbing the house with an apprasial of 140K .
