If you're just starting to assemble your contractor/maintenance teams I recommend using the big box franchise companies or contractors refereed to you by friends. 

If you do not have that experience get with someone who does to help protect your investment capital from heavy losses for buying the wrong property at the wrong price or the right property at the wrong price.With my clients I have a 360% view of a property because I worked with developers starting out myself assembling land parcels with contracts.
