@Michael Fitts Hardware stores are booming , my buddy owns one , he has sold out of seed and fertilizer spring supply in a week , he has ordered more .They ran out of  paint , because everybody stuck home is painting .

My average premium is roughly $1500 per property with a $1000 deductible.However, a buddy of mine recently had an electrical fire and his whole investment burned to the ground, so now I'm thinking I should have better coverage, but it's rather expensive where claims are paid on a replacement cost basis which would run about $2650As far as I understand it, my policy would cover a lot of the cost of replacing things like a roof or damage from natural disaster or fire etc... but not 100% whereas the replacement cost policy would simply cover all costs at the expense of devouring my cashflow.I'm just wondering what most people have and what someone would recommend?

This is not anecdotal, I'm comparing myself with my buddy who is a huge DR fan and won't invest a thing until his primary residence is paid off in another 5 years.

Just be sure you don't fall into the trap of sitting around the office (or on a zoom call today) and complaining with your buddies.

I would also recommend establishing a "buddy system" to keep you both on track.

I spoke with my realtor today and said we should negotiate instead he thinks the inspector is off with the reading of the amp panel and wants a buddy of his to check it.
