DO you have a loan estimate?

Could you share an approximate cost range for completing the barment and quiet title processes?

I use to estimate you need 50 percent equity to break even, now I would expect significantly more. 

Rooms are approximately 32x40 each.

Had a nice positive cashflow until approximately 1 year ago when I had increase in property tax and HOA, plus had  insurance increase, which decreased my cash flow to nearly $0.

After thorough research we estimate the renovation are going to cost around $40k, The ARV is around 300k.

Learning how to estimate rehabs based on labor + materials is massive.

Estimated total cost of rehab is between 100k and 150k.

My customer also has no idea what the value of said property is worth in todays market.The property consists of approximately one acre of land located in Maine.
