In the future, I would try to schedule the inspection so that you can participate via facebook live, skype, facetime, or some other app or train your friend to do the inspection and document it properly.

The website works better than the app.

Your mortgage, assuming I used the right app, would be $640+ per month.

I started with the Thumbtack app, and got some bites from a few contractors.  

However, their entire app needs an overhaul.
