Right now I own a duplex, I live in one unit and rent the other for $1400 per month.

Another would be you are building other units next door/nearby and you can chalk this build up to the "learning curve".I didn't see a CFO on GLH or GLC's website, but I'm sure you have someone doing this type of financial analysis for your developments?

Curious if any General Contractors have recently originated commercial general liability insurance and build units that are sold as Condo/PUD's.

In Ohio you can find a lot of single family in the $100-200k range or 2-4 units in the $150-400k range that do pretty well cash flow.

Also make sure you are comfortable with some holding costs if the units don't get rented right away (if vacant).Also look into if there is rent control in the area that the property is located.

What seems most attractive for now seems to be multi-family markets starting out and eventually moving into 5-20 unit properties for growth. 

- Are you only looking for 6-unit apartment buildings or another that is 5+ units?
