I also have a close relationship with the cleaning company, so that part is covered. 

They generally have large portfolios allowing for in house maintenance and management staff along with a point person who is communicating with the local housing authority on a regular basis and has the ability to streamline operations. 

Investors are a little bit like white blood cells in a city - they clean up the properties nobody wants or is able to take on.

If the ground is clean, they are less likely to litter.

Also, make sure you have gutters (are they clean?) 

I assume you could take a similar approach with Redfin, Realtor etc etc.There are STR sites like Rabbu that present deals regularly but not sure if these are sold furnished. 

Once you have your 2024 tax return, you can refinance to a regular conventional loan.

I ask because I regularly see service members who will be stationed at both buy somewhere in between(like the Pensacola areas off of Davis Hwy / Scenic Hwy / Near UWF or in Milton near Avalon Blvd).

If the tenant doesn't cure the issue w/in the timeframe then the PM should cure the issue I.e send someone over to clean the yard, and tow the vehicle if necessary.
