Jay, do you mind if I ask, if you were a medium size fix and flip and occasional hold investor right now, what would you be doing or looking for? 

I do not worry about votes (but do admit occasionally looking at the votes of other people (I think Jay has something like 40K) but I have no idea how many votes I have but I suspect I have a lot more than 4 votes (I think I have over 1000)) and 10 houses does not impress me. 

Fast forward to today and most are paying cash either with a HELOC on their primary or they have the cash.. some HML still do this I do it occasionally for clients. 

The withdrawls are then tax free at retirement in a ROTH and there are no RMD.I am acquiring as many rentals in my ROTH as possible and I occasionally flip a rental property I have and guess what?

Other than some occasional tree work, rentals are our entire income.

My 3 kids really only visit occasionally. 

I would like to be part of a local team that I get to at least occasionally see in person though.

Occasionally, it would contain a clause concerning pest control.

Occasionally I'll venture out onto the Landlord forum but that's a big day for me lol.

My ultimate goal is to be a landlord and maybe the occasional house flip.
