Most major Brokerages require you to join NAR, so stick to the smaller firms.My old firm in NC, (had to join NAR) had a nice pay structure of $35 per month and $299 per closing (including E&O), and you keep 100%.

@Hailey Sexton It isn't hard to find rental properties in most major cities although choices can be slim November-April when tourism is high.

Look at how much controversy surrounds just the study of European settlement of the U.S. and their conflict with Native Americans! 

But that $12k could also pay for a European trip for my Husband and I and I would have no problem spending it.  

LEts just hope that the deals were analyzed property in context of worst case scenario so that when worst case scenario happens they still have pants on, especially if we are talking about a buncha old guys or old women....or european tourists..........  

Set your budget, have preapproval ready (in most major markets there is a severe under supply of listed properties), and start touring properties. 

The prices are (very) low by European standards.

We don't ever carry a balance on credit cards, but I put EVERY single dollar I can onto credit cards to capture my rewards points and then we do our Asian and European travel in first class for free.
