Matt, I hear this Catch-22 all the time: I hired a property management company so that I wouldn't have to manage, but now I'm managing my property manager!

Matt I try to do some of my own title work although I'm just a hack and I don't want to travel to Court Houses  so I do what I can on line.

Matt I have a buddy that have a few properties in the Bacon Park area and on the south, east and westside of Savannah and he purchased all of them in the range of 60 to 100k and makes good profit on them.

@Honqing Yao, Matt is right if your ideal resident is college students you want your lease to start 8/1 and end 7/28 (not the 31st, just enough time to turn the unit for the next residents).
