I have a client looking to build a 3 separate 3 unit homes SFR/ADU/JADU in a coastal area of SD, and I just spent several hours reading the codes...the 2025 OO exemption provision doesn't extend to JADUs... 

Do you want more properties and the increased time spent managing that comes with that?

Basically, I sold it twice and made almost 6k with no time spent at all and the best part is someone is paying the space rent.

Do the hours spent talking to an agent, contractor, lender to acquire the property count?

I've been to a few master classes, spent money with no real return, and I'm ready for something real.

The HOA never spent money on frivolous amenities, but spent it where it counts: keeping the building in excellent working condition.
